Escrow and Closing Costs

When you sell a home, there will be closing costs. These costs include fees for processing, title insurance, closing, deed release, property taxes, commissions, and more. Within closing costs, there are third-party fees that come from companies that don’t work for mortgage lenders yet provide essential services like escrow.

Escrow is when an impartial third party holds on to funds and distributes them accordingly to process a transaction. For additional questions on escrow & closing costs, contact one of our experienced agents!

Earnest Money

Earnest money is a form of good faith received from the buyer, that the escrow company will hold for the seller until closing. At closing, the seller will receive the earnest money with their proceeds, and the buyer will receive a credit for the deposit deducted from the amount they need to bring to closing. If a buyer is to breech the contract, the seller may get to retain the earnest deposit. For further questions on this matter, speak to an attorney.

What's all the fuss regarding commissions?

In 2024, the National Association of Realtors (NAR) implemented new commission rules aimed at enhancing transparency in real estate transactions. These rules address how commissions are disclosed and negotiated, requiring clearer communication between sellers and buyer agents regarding compensation. This shift is designed to promote fairer practices and empower consumers to make more informed decisions when engaging in real estate transactions.

At Magnolia Real Estate, we recommend sellers pay a buyer agent commission to ensure maximum exposure. While this practice is not mandatory under the new rules, offering a commission can significantly enhance your listing's visibility in the competitive market. Furthermore, Magnolia Real Estate is proud to provide some of the best commission rates in the industry while maintaining a high level of service, ensuring that you receive outstanding value without sacrificing essential support throughout the selling process.
