Escrow and Closing Costs

Earnest Money
Earnest money is a form of good faith received from the buyer, that the escrow company will hold for the seller until closing. At closing, the seller will receive the earnest money with their proceeds, and the buyer will receive a credit for the deposit deducted from the amount they need to bring to closing. Commissions...? Here is what you need to know.
The 2024 National Association of Realtors (NAR) rule significantly impacts the dynamics of real estate transactions, particularly for homebuyers. Under this rule, real estate firms must negotiate the commissions offered to buyer’s agents upfront with their buyer clients, primarily for transparency & to ensure your agent get compensated for their work since sellers are no longer obligated to compensate buyer's agents. An agreement between buyer and buyer's agent will now be required prior to viewing any homes. Although sellers are not required to offer compensation to your buyer's agent, at Magnolia Real Estate, we are committed to advocating for our clients by negotiating commissions with sellers or their agents to create a more favorable financial environment for buyers. However, if the seller is unwilling to work the commission into the sale, the responsibility may ultimately fall on the buyer to cover these costs. We strive to ensure our clients are fully informed and prepared to navigate these changes, aiming to make the homebuying experience as seamless and affordable as possible.
